Buying your first home comes with new terms and plenty of choices. We explain each one in plain English, check which government schemes you qualify for, and compare loans across a panel of more than 40 lenders. You never pay us a fee.
Questions you might be asking
How much deposit do I need?
Usually between 5% and 20% of the price, and some government schemes start from 2%. We'll show you which paths are open to you.
Is there a government scheme for me?
The main federal options are the 5% Deposit Scheme, Help to Buy and the First Home Super Saver Scheme. Each has its own rules, so we check them against your situation.
Do I need pre-approval?
It's worth having before you start inspecting seriously. It tells you your real budget and lets you move quickly when the right place comes up.
Will I pay lenders mortgage insurance?
Usually if your deposit is under 20%, unless you use a government scheme or a lender waives it for your profession. We check both.
Can my family help?
Some lenders let a parent use equity in their home as security for part of your loan. It carries real risk for them, so we explain it to everyone involved.
Should I buy a home or an investment first?
It depends on where you want to live and what you can afford. We'll show you how each choice affects your borrowing now and later.
Ways to approach your first purchase
Buy the home you'll live in
Live in it, build equity, and use that equity for your next move when the time comes.
Get in sooner with a scheme
The 5% Deposit Scheme and Help to Buy can cut the deposit you need and the mortgage insurance you'd otherwise pay.
Rent where you live, buy where you can
Keep renting where you want to be and buy an investment where the numbers work. First home schemes don't apply to investment purchases.
Loan options we can look at
Every option depends on your situation and each lender's criteria. We'll tell you which ones fit before you apply.
5% Deposit Scheme
Buy with a 5% deposit and no lenders mortgage insurance, if you're eligible.
Help to Buy
The government takes a share of the home so you can buy with a 2% deposit.
First Home Super Saver Scheme
Save part of your deposit inside super. We'll point you to the ATO or your adviser for the super side.
Low deposit loans
Borrow more than 80% of the price with lenders mortgage insurance, so you can buy sooner.
Professional packages
Some lenders on our panel reduce or waive mortgage insurance for certain professions.
Family guarantee loans
A parent's equity supports part of your loan, which can reduce the deposit you need.
Non-bank lenders
If a major bank says no, non-bank lenders on our panel may assess your situation differently.

Common questions
Does it cost anything to use Vitara Finance?
No. Vitara Finance doesn't charge clients a fee. Lenders pay us a commission when a loan settles, and we'll give you the details before you commit to anything.
Can I use more than one government scheme?
Some can be combined. For example, savings released under the First Home Super Saver Scheme can go towards a deposit used with the 5% Deposit Scheme. We check the current rules for your situation.
How long does pre-approval last?
It varies by lender, often around three to six months. We'll tell you how long yours lasts and help you renew it if you need more time.
