Home Home loans Investors

Investment property mortgage broker

Investing is as much about the loan structure as the property. We help you set up loans that leave room for your next purchase, compare lenders including non-bank options, and explain the trade-offs in plain English. You never pay us a fee.

Questions you might be asking

Should I buy a home or invest first?

It depends on where you want to live and what you can afford. We'll show you how each choice affects what you can borrow later.

How much rental income do I need?

Lenders count part of the expected rent, not all of it. We'll show you how different lenders treat rental income.

Interest only or principal and interest?

Interest only lowers repayments for a set period but doesn't reduce the debt. We'll compare both so you can see the cost over time.

Should I buy in my own name, a trust or a company?

That's a tax and legal decision, so we work alongside your accountant or solicitor. Once you've decided, we find lenders that suit the structure.

Can I use equity from my home?

Often, yes. Equity can cover the deposit and costs, so you may not need to use cash.

Can I buy more than one property?

We plan each loan with the next one in mind, so one purchase doesn't block the following one.

Ways to approach investing

Use equity for the deposit

Release equity from your home to fund the deposit and costs of an investment.

Plan the portfolio, not just one loan

Choose lenders and structures that leave room for your next purchase.

Keep each loan separate

Keeping each property's loan separate, rather than cross-securing them, can make it easier to sell or refinance one later.

Loan options we can look at

Every option depends on your situation and each lender's criteria. We'll tell you which ones fit before you apply.

Investment loans

Loans for buying a property to rent out, from banks and non-banks on our panel.

Interest-only loans

Lower repayments for a set period, with the trade-off that the debt isn't reducing.

Equity release

Use equity in your home or another property towards your next purchase.

Offset and split loans

Split a loan between fixed and variable, and use an offset account to reduce interest.

Loans for trusts and companies

Some lenders on our panel lend to trusts and companies. Your accountant advises on the structure.

Non-bank lenders

Non-bank lenders can be more flexible with self-employed income and more complex situations.

Common questions

Does it cost anything to use Vitara Finance?

No. Vitara Finance doesn't charge clients a fee. Lenders pay us a commission when a loan settles, and we'll give you the details before you commit to anything.

How much deposit do I need for an investment property?

Often 10% to 20% of the price plus costs, though equity in your home can be used instead of cash. First home buyer schemes don't apply to investment purchases.
